trouble placing house deed

I finally saved up enough gold to purchase a large brick house and even though ive found a few spots that look large enough i cant get it to place. Theres no lumps in the ground no rocks or anything in the area and yet it still will not place. Anyone have suggestions or tips on how to place a house?

make sure your UO play window is in the top left corner as well, or the house ghost will not be true to whats shown (it will be shifted off of what you actually see)

From what I read from the link, you need a "Spyglass" in the backpack as well?
