Buying Nightmare Spawn Locations - 10k each

I'm looking to buy nightmare spawn locations.
I will pay 10k per location. Caveats:
1) I want to see a nightmare there when we recall/gate there
2) I want ONE taming attempt at it
3) We then go back to town and I give you 10k
If I fail to tame it on that first try, no problem. We recall back to town, I pay you, and then it's a free-for-all if you want to try to tame it, PK me, etc. I just want one attempt.

I'll try the mornings (do you have times you're specifically referring to?) but I work 8am-6pm EST. If you're talking like 9am-12noon, maybe my only hope is weekends!
