How do plant deeds work?

I have a couple of these things and have been afraid to click em. Do they drop like house addons? Do they put a random potted plant in my pack? Is there a menu to choose the type of plant/direction? What plants are the good ones(ones people want/value most)?

Pretty sure it just drops a random plant into your pack but will let the rare experts confirm.

Word of advice: if unsure about something, try it in the no save time when the server is about to shut down.

Also they are about 100stones each so keep in mind.
