Castles

Can I get an accurate assessment on placed Castle prices, from respectable real estate brokers preferably, based on Location ie Grass/Islands/Swamps/Ice Isle... and whether or not they are secure? (boxes being added to block recall spots before the decay patch)

Well, first, if you buy a castle from someone, the courtyard is not secure.
Think of it like this.
The castle is about 1,000,000 (deed).
Every castle is at least 2x deed cost, so start with a base price of 2,000,000.
From there, add one of the following from each catagory..
Locations
Grass--500k
Ice----100k
Swamp-200k
Isolation
Many neighbors--100k (Very populated suburban area, think Ice Island)
Few neighbors---300k (Something like 1-3 houses on the same screen)
No neighbors----700k (pretty much private)
Spawn
No Spawn-----200k (never see a monster)
Light Spawn---100k (occasional orc or gargoyle)
Heavy Spawn--50k (really annoying, always aggroing you)
Nasty Monsters-0k (silver serpants, crap like that)
The average castle, under those figures would be something like....
BaseCost-------2,000,000
Grass------------500,000
Few Neighbors----300,000
Light Spawn------100,000
----------------2,900,000
which sounds fair to me.
Nasty swamp castles will be about...
BaseCost-------2,000,000
Swamp-----------200,000
Few Neighbors----300,000
Nasty Spawn------------0
-----------------2,500,000
An isolated grassy castle with no spawn would be like 3.2m or so...
Of course, everything thinks that "their" house is special and worth more. I also wouldnt put much thought into the grandfathered boxes in the coutryard. That grandfather was never meant to be permanent, plus, it's still not secure. They could recall in after the sale and move everything, completely ruining it. (Not to mention, if you lose a rune just once, someone is bound to ruin your pretty little setup).

Ive gotten two separate people offer me 5m for my grass castle.
But I had a tough time selling my ice castle for 2.2m

Interesting thread. I think it underrates the value of a grass castle and overrates the value of a swamp castle, but other than that it seems to make sense. Kind of undervalues "isolated" too... I count 10 castles in which there is not another castle within 3 screens. If you're looking for more isolation though... I count 5:
Heart Woods
South of the Yew moongate
Rat Valley
East of Vesper (peninsula)
East of Vesper (woods)

There was a thread two weeks ago in which someone was selling a swamp castle for 2.5 mil, and didn't get any bids higher than 2.0. So it seems like it's still pretty dead-on, right? You were on this thread. You were hawking it for that guy. Do you just have a short memory, or are you trying to inflate the price of your own real estate?

I think you got it backwards. Grass castles are overvalued swamp are undervalued. A castle is a castle. The spawn around it doesnt matter. You recall directly into the courtyard. Why the hell does it matter what is out front? Lol. Keep selling cheap swamp castles i'll keep buying them up.

I was asked to advertise for someone...i'm almost fully sure not many can afford castles lately and/or waiting on a better one.
I'ts not secret that no one likes swamp or ice.
