Ill throw out my recommendation as well. I work up at 6am for an IDOC and it hadn't dropped.
Then got back up at 8am and found Sneaky was already there (siigh).

I purchased the house from him and had no problems.
Rather then wasting time with a middle man or playing games I just gave him
the deeds first and he transferred the houses to me after.

Shortly later, a fellow guild mate did the same.

I'd like to extend my sincere thanks to SneakyT for the patience and professionalism he exercised during our negotiations for the property in question.

Prior to the actual transaction (and before I had paid a single piece of gold), he set me up for a temporary storage so I could move into my new home easier. After that, we did the trade and they don't really come any smoother than this. I recommend without any reservations and will be looking forward to our future deals.
