WTB - Runebook Library

Hello there UOSAers, since I haven't been logging on much lately I want to put my properties to good use.
There is already an occupant in my new player housing project but I would like to do more.
What I want to do is open a public rune library at the love grove patio.
The amount I have to spend is 1 small house deed and will give it to the best offer I get if I am happy with it.
Since I already have a T-map set graciously donated by Orion, the purveyor Trinny Stone Vendors there is no need to include that in your offers.
Since the location is not the closest to town but is frequented by Lich hunters and Lich hunter hunters
I would like offers to be mindful and include interesting farming and dueling locations other books can include rares and mining spots. Get as creative as you'd like.
Although i have various town/craft/shrine books I wouldn't mind keeping them so feel free to include those books in any offer.
