Furiocity why not give him back the tub and he'll give you back the deed, and then you'll be no worse off, he'll be no worse off, and your reputation will be enhanced.
Otherwise people will know you're a scammer (given this transaction as well as numerous others - easy to see by checking your rep). And everyone knows that a black dye tub goes for around 300k these days - in fact that's the price YOU'RE asking! One deed is not close and I seriously doubt he would have agreed to that price.
