I'm curious to how you placed that L shape. you cant get around the north east side where those rocks are. violates the one space rule

no it's pretty easy, that corner rock is transparent

It depends on what is actually on the ground.... Like what are the deeds etc.

Pretty easy stuff to look up via trades. Then apply common sense price adjustments like is the market less or more so saturated since last trade.

Then apply a personal attachment or lack there of price mod on it, then boom. Price.
