Selling two houses near Hyloth entrance on Isle of the Avatar (Fire Isle). One house is furnished. Not far from the Fire Temple. The area is very quiet. On occasion, a ghost would come up out of the dungeon, needing a rez and a gate. And only one time in the past year, did I come up upon an unfriendly gray player. (I don't think PKs like serpents much.)

The giant serpents are no big deal. Run counter-clockwise around the house, and the stupid things get trapped in the "crotch" of the L-shape, leaving you safe to unlock and enter the home.

The furnished two-story, next to the cave has been my primary home for well over a year now. I have moved all my belongings to my new home, but left the furniture/decoration in tact. It looks sort of bare in there without all of my stuff - but this leaves room for you to add your own touch -- or to tear it all down and start over.

The first floor features a small stable with trough, a flour mill, and a storage/work room with shelving, where I used to keep all my treasure chests.

The second floor features a bar and kitchen, and a bed room/study with a tailor's workspace.

The throne up against the west wall in the bedroom is "magic" -- If you sit there at certain times of the uo day/night, it will change the light levels (if it's day, it becomes night, vice versa). When you stand up, the light level will be back to normal. (Actually, the westernmost tile of the entire building seems to be on the other side of a time median that runs North/South. You can see the same effect crossing that line outsid of the home as well.)

Private "natural" boat ramp - Park you boat (exactly as shown), and you will find that you can enter and exit the vessle without using your boat's plank! Bad for boat security, but great if you're a fisherman with a ship full of loot that needs to be unloaded fast! By standing on the land tile closest to the boat, and by saying "one right", the tillerman will obey, and will make your boat safe again, while you are standing safely on land.

So for a starting price, The deed cost alone is:
Small deed 43800gp
L shape 192400gp
TOTAL DEED COST = 236,200gp

Included small dragon ship (as decoration on 2nd floor) 10177gp

The rares included:
1x hanging onion 4-8k
1x dried herbs 4-8k
1x dried flowers 4-8k
1x bear mask 1-3k
1x deer mask 1-3k
1x horse brush 10-25k
1x horse bridle 15-40k
1x horseshoes 3-6k
1x hay (light) 20-30k
(Some additional semi-rares included, but not worth enough to include in my estimation)

TOTAL RARE ESTIMATE = 62-131k (I'll just start with the low number here)

TOTAL ESTIMATED VALUE = 308,377gp

So, my bottom price (and the statring point for offers) will be the overall value:
308,377 GP

I am not accounting for the cost of furniture or any of my time involved in decoration in this price. If the top bid is only the above amount, that is fine, you'll get the sale. But I hope you can appreciate the fact that this is already decorated. If you have ever attempted deco before, I'm sure you also, out of frustration, attempted to gouge your eyes out with a rusty spoon.


I will be accepting offers both public and private (via PM on this forum). I will post any private bids, preserving your anonymity, to this thread, so others know where the high bid is at.

For the impatient: You may insta-end this auction with an offer of 450k (or more)

In exactly one week from this posting, I will sell to the highest bidder (assuming my reserve price has been met).


Now, one last thing. I am only including the small house in this auction because it blocks placement of a small house anywhere around the L-shape. If the buyer does not want the small - I will pull it up and keep the deed, and the deed cost will offset your bid amount by -43800gp.

So, It matters not to me if you want the small or not. Bid as if you do, and we can work it out during the payment and transfer.
