Placed this myself but ended up not having much use for it seeing as I already own a nice small elsewhere on the coast near mountains and I got my lovely L shape to live in so up for sale it goes.

Near to none player traffic.
Low normal forrest spawn.

Mountains nearby dungeons, training tower, forest and on the coast. Nice fishing lodge. I walked from yew to this small and its 1x horse fatigue max and not even 1x horse fatigue to get to the Yew Crypts.
