Solution is to use architect shops in less populated towns and also to make sure you're handing the deed to the right person in the shop. Sloppiness on my part.
Best way to do this is to say "vendor buy" and they will stop moving for about 15 seconds. Say it before you drop every deed. Never lose a deed!

Way back when house deeds weren't newbied and were freely stealable, there would be at least 3-4 thieves camped at Brit carpenters during peak hours, as soon as someone bought a deed from the NPC, you could be sure that a thief would try grab it.
It was always good fun running past the capenters and casting reveal, with the large reveal radius back in '09 every now and then you would reveal 6 or so thieves.
