There is very light spawn (I have seen 1 harpy, 1 reaper, and 3 air elementals in my time here). I have never seen any of my neighbors, and the place has never been mined out when I logged in.
I have mined iron, shadow, copper, dull copper, gold, and bronze from the East side. There is more iron, shadow, and I found at least one spot with agapite yesterday (2/5) on the West side. What little spawn appears here, seems to remain mostly on the West side as well (though the reaper spawned right next to my house).
