Transaction went thru without an issue, A+ Reputation.

At first I felt weird because he refused to use a broker saying he was one himself, but I did not see him on the broker list but after a while I just said screw it I will give it a whirl - he turned out to be a very straight forward business man and did transfer the house punctually after receiving the deeds.

Like I said A++ Reputation, he can add me to his rep list on his forums post if he would like!
