Now I have a Tamer and a Bard, and both can make pretty decent money. I have good crafters, and if in a prime spot, I am sure I could make good crafting full spellbooks/rune books/scrolls...
But something has recently come to my attention, and I am curious the accuracy of it.
The average Joe, with 44k in the bank, can buy a small deed, find a spot to place, and sell for deed+10k - deedx2 pretty easily. He can then place 1 - 2 more, making same profit. In a weeks time, he can be placing L-Shapes and Large Bricks. In 3-4 weeks time, depending on the spots he finds and deals he makes, he could make 1-2 mil a week-month without working a single player skill.
I have been told by a person who remains nameless, that they have 14+ million in the bank and has never killed more than 10-15 monsters.
Is this really possble? Can you make millions just flipping homes after an investment of 44k?

Re: Housing Question
Yeh you can, but it takes time as placing houses larger then a small is possible but difficult. So if you cwnt place them you have to be abke to buy at a price you can resell at. on average flipping houses has a negative ROI, so to be successful you will have to be very vigilant as a house flipper.
Re: Housing Question
Most house spots you just wander on, will be very hard sells. We're talking +10 to +20k over deed, IF someone wants it. Generally, in the time it takes to run a decent sale, screen shots, posting a thread, ferry people around, deal with false offers, and handle the trade itself -- which may require brokering, you'd be ahead to do almost anything else.
If you want more gold placing houses, you need to find them as they fall (and compete with others), or hunt down smaller houses blocking a larger one, and hope not to get stuck holding a handfull of mediocre spots if someone holds out.

Re: Housing Question
i shake my head at many of the deed +10 & +20 small auctions I see. Many spots, and usually better spots, are available out there.
The housing market (imho) is a very inflated market. There is no way a player base the size of this shard should be out of housing space....and that statement should tell you something if you think about it.
As Rammer said, you can likely make 5-10K on a small or two, but the time it takes could be spent on thing much more profitable.
Good luck, the housing market, inflated or not, is just one more reason why this game is still alive some 14 years later. It is pretty unique in terms of MMORPGs

There are many ways to make 14 million without killing monsters. In fact, out of everyone on this shard who has 14 million or more, I would guess the majority of them didn't get it from killing monsters.
Flipping houses seems like it's worthwhile, but it's time-consuming IRL (forum/IRC, etc). From a pure rate standpoint, I doubt it beats killing monsters, and it sure doesn't beat rares. But if you're into it, it's not a bad way to make a living.
