He obviously meant a small deed above house cost.... Anyways you are wrong about the market value. Or rather you only got half of it. Market value is determined by not just the buyer, it's also determined by the seller. I can't go into Home Depot and get a hammer at 50% discount because I'm the only one offering to buy a hammer that day.
